Golden Crest Manors is located on the Pacific Highway, Highland Park, 10km from Surfers   Paradise, 5km from Robina Town Centre, which offers exciting shopping, specialty  stores, restaurants and cinemas as well as medical facilities and convenient transport. 

With the completion of the new 8 lane motorway (M1) between Brisbane and the Gold Coast travelling time is now just 50 minutes by car or 1 hour by train, with a Courtesy Bus Service available for local shopping excursions.

There are also many world class golfing, bowling and recreational  facilities nearby.

Yes, the resort is completely fenced with remote control access via security gates.

Who is responsible for the up keep of gardens and lawns? Who is responsible for the up keep of gardens and lawns?

The landscaping team mows and maintains lawns at the front of all homes and street areas including the gardens in common areas, recreational pavilion, pool, at no cost to you.

The resident is responsible for the maintenance of their rear and side yards on their sites.

What about body corporate fees? What about body corporate fees?

There are NO body corporate fees. We have on-site managers who look after the operations of the community and the maintenance of the facilities.

Can I buy a home and rent it out? Can I buy a home and rent it out?

No – to ensure and protect your investment and those of the rest of the community, we only allow homes to be owner occupied or family owned and occupied.

Yes – This is your home and we encourage your family and friends to participate in your new lifestyle.

Residents are however required to make management aware of any extended stay by visitors for obvious security reasons. Grandchildren are more than welcome providing they are supervised.

Yes – we appreciate your pet is part of your family and they are welcome with prior approval from Management, however we do have a pet policy that must be adhered to.

What documentation is required when purchasing a home? What documentation is required when purchasing a home?

You enter into a House Sales Contract to purchase your desired home. Additionally you will enter into a Site Agreement issued by the QLD Government, you also receive the Living in Harmony brochure which details the policy and procedures within the resort.

What is a Site Agreement? What is a Site Agreement?

A Site Agreement is a binding agreement between you and the Park Operator.

The Site Agreement provides you with security of tenure over the site where your home is positioned. The security of tenure is protected by Queensland government legislation, being the Manufactured Homes Residential Parks Act 2003.

A weekly site fee is payable by you to Golden Crest Manors which is detailed in the Site Agreement.

Yes – Rental Assistance is payable fortnightly by Centrelink and Veteran Affairs to those eligible.

The weekly site fee is adjusted annually on January 1st, and also takes into consideration any increases from the Consumer Price Index (CPI) This is also controlled by QLD Government legislation.

How is my rent paid? How is my rent paid?

Fortnightly by direct debit from your nominated bank account.

What legal costs are involved when investing at Golden Crest Manors? What legal costs are involved when investing at Golden Crest Manors?

There are no government statutory charges such as stamp duty. The only costs to you would be personal legal costs if required.

You are responsible for the supply and usage charges for all utilities connected to the home now or in the future including electricity, gas, telephone, internet, home and contents insurance and pest control.

Yes – at anytime.  All capital gains are yours. Golden Crest Manors have an experienced sales team who can assist you in the selling of your home.

Are there any EXIT fees when I sell my home? Are there any EXIT fees when I sell my home?

NO. All capital gains are 100% yours to keep. Unlike many other similar resorts, there are no deferred management fees or exit fees.

What occurs should anything happen to me? What occurs should anything happen to me?

The home goes into your estate.  Your beneficiaries can sell the home anytime and all capital gains and profit belong to your beneficiaries.

Yes, we have our own fully air conditioned courtesy bus which is available to transfer residents to various world class shopping facilities nearby.
